What is a Bill of Quantities, and do you need one?

Updated July 2026 · 5 min read

"Bill of Quantities" sounds like something only big contractors deal with. It isn't. Here's what a BOQ actually is, in plain English, and why it's the most useful document a builder can have.

The plain-English definition

A Bill of Quantities (BOQ) is a detailed list of every material and labour item a job needs, with the quantity of each and a price against it. Add it all up and you have the cost of the job — broken down line by line, so you can see exactly where the money goes.

What's in a BOQ

Why a BOQ matters

1. Accurate quotes

A quote built from a BOQ is grounded in real measured quantities, not a gut estimate. That's the difference between confident pricing and guessing.

2. Fair tendering

When you're tendering against other builders, a BOQ means everyone is pricing the same scope. It also lets a client compare quotes properly.

3. Cost control on site

Because the job is broken down line by line, you can track what you actually spend against what you priced — and spot a problem early.

4. Protection on variations

When the job changes, a BOQ gives you a clear baseline to price the change against. No arguments about what was and wasn't included.

Do you need one?

If you're pricing anything more than a small job, yes. The bigger the job and the tighter the margin, the more a BOQ protects you. The only reason builders skip it is that, traditionally, producing one meant either learning to measure and price everything yourself or paying a quantity surveyor £1,000+ per job.

Not any more. AI quantity surveying produces a full priced Bill of Quantities from your drawings the same day — with unlimited jobs on a flat £199/month plan, a proper BOQ is now realistic on every job, not just the big ones.

How to get a BOQ fast

With AI Trades Pilot, you upload your drawings — a PDF, a DWG, or even a photo of the plans — and get a priced Bill of Quantities and a findings report back the same working day. It's built on rates from real contractor invoices, and it learns your own rates once you upload your invoices. From there it turns straight into your quote, your purchase order and your material call-offs.
